Chantilly Farm - Future Opportunities for the farm

We have completed 6 years (2016) in developing "Chantilly Event and Festival Farm" and owned the farm for many years prior. The farm was a neglected cattle and hay operation when we first purchased it and every year we have added to the infrastructure. Chantilly Farm is now well equipped to produce large music festivals, car shows, weddings, the County Fair and a variety of outdoor and  indoor events. This can be seen from our 2016/17 schedule of events.

The farm's approximately 200 acres is about 1/2 open and 1/2 wooded land. It is a great location with four commercial entrances for easy access. The lay of the land is mostly very gentle to modest sloping. Elevations are from about 2500 feet near the front of the farm to about 2700 feet near the back side with wonderful views and near the Blue Ridge Parkway. The open and wooded areas along with the elevation change open up many development opportunities. Outdoor recreation is becoming big business, and Chantilly Farm is well posed to take advantage of that.

- Zip line operation - it would be possible to have zip lines 1/2 mile in length with at least a 200 foot elevation change. The farm elevation varies from 2500 ft. at the main road to 2700 ft. at the hill top.

- A full 10 kilometer bike trail could be constructed on the farm. We are currently developing a bike trail and should have a good beginning in the spring of 2017.

- Development of vacation or weekend homes would work nicely in the wooded section of the farm. The current public water system can furnish up to 39,000 gallons per day and no new wells will be needed for this or most any other developments on the farm.

A brewery or distillery would be a great addition to make Chantilly Farm a daily destination for local people as well as visitors and vacationers. The county currently has four wineries, one meadery , one distillery, one brewery, and nearby Foggy Ridge Cider offers tastings and carry out products for sale. These current businesses already make Floyd County a destination for this large and growing group of consumers. The Blue Ridge Parkway which is only a few miles away, has about 20 million travelers every year looking for a place to stay and a stop over destination.-

Tiny homes are becoming popular and a tiny home development for weekend or vacation homes may work well in this area. We are close to very large population  centers in North Carolina. Many of these people are looking for mountain weekend, summer or retirement home locations and Chantilly Farm would fill this need nicely. Our full service RV park is a popular destination for the North Carolina folks and many express interest in a more permanent retreat home in this area.

Large RV resort park - We currently have a 25 unit full service RV park that is often full and sometimes with additional dry camping RV campers.  The farm with the great views, public water system, and easy access to the Blue Ridge Park Way could easily be built into a major RV Resort  park with hundreds of sites. These large well developed RV resort parks are becoming very popular. The current infrastructure of the 4000 square foot music barn, large stage, wooded hiking and bike trails, and public water system would work well as as part of an RV Resort Park.

Southwest Virginia is full of so many interesting places and many of those are within a short drive of Chantilly Farm. Many visit for our awe-inspiring outdoor recreational opportunities, thriving arts and music scene, and some of the best dining options that you’ll find anywhere. No matter your interests, our region has something that appeals to everyone!

Some campers have
unique tents
.
The RV campground has 25 full service sites with 50/30amp power, water and septic hookup. The sites have and interesting view, a gravel base, and are level, making setup easy. Browse our photo album for more information.

The farm has tent camping areas A and B with a bath house for each location.  The farm is about 200 acres in size and there are many areas in addition to A & B of the farm that are available for tent camping. When there is not an ongoing event we often tell our tent campers to just look around and pitch your tent in a place of your choice.

Campers in tent campground A
The campground is open full time all year --  weather permitting. We do not clear the farm roads when we have snow, however the snow very seldom lasts more than a few days. Long term campers usually have four wheel drive vehicles and can almost always get in and out. We provide winterized water hydrants and heated water hoses for winter RV campers.  The campgrounds are inconvenienced a few days a year by the snow.  Campers are usually ready for the snow with extra food supplies, a sled or skis and just enjoy some winter outdoor recreation.

A music jam session
 in the RV park
Dry RV camping is available in many parts of the farm. A few locations have water and  power, however most are just a good hill top or other location. Potable water is available in many locations for campers to fill their water tanks.  A dump station with a potable water source is located on the front part of the farm with easy access. We charge a small fee for its use by RVs not camping on the farm. This may be the only RV dump station operational in Floyd County.

Chantilly Festival Farm Music Stage

Front view of Chantilly Stage
with Speaker Towers
Our first year (2011),  Chantilly Farm used a rented a portable stage for the Bluegrass Festival. In 2012 a 30x40 foot covered stage/pavilion was added. A large covered stage with speaker towers was built and added to the original pavilion in 2016.  The expanded stage is about 45x45 feet with an open height of 20 feet. The front of the stage including the sound towers is 70 feet in total width. There is a backstage green room of 30x20

feet for bands preparing to enter the front main performance stage. The back stage sides can be closed in with temporary heavy duty curtains for complete privacy. The Music Barn is used as a green room and is just a few feet away from the stage. The Music Barn is 4000 sq. feet with warming kitchen, bathrooms and is heated and air conditioned. The stage has wide ramps on both sides and regular steps as methods of entering. The wide ramps are  convenient for moving sound and lighting equipment onto the stage. The ramps also make the stage fully handicap accessible.

An access road is provided just behind the stage for off loading sound and lighting equipment. The road also provides convenient
access for the bands and can service small or large buses. Several 50 amp outlets are available to power vans and buses next to the stage and music barn/green room. The access road is circular and loops by the barn and stage. Drivers like the circular road and do not have to back up their vehicle to park or exit the stage/barn area.

Power is provided to the stage with a 200 ampere breaker box and a 100 ampere breaker box. An additional 100 amperes is available in

circuits next to the stage. The wiring is in place for an additional 200 ampere circuit and has not been activated at this time.  The 100 ampere breaker box can be powered by a generator with a transfer switch that is built into the system. The 100 ampere backup/generator will allow the music to continue should there be an overall power outage on the farm.

The stage is equipped with multiple outlets providing 115 & 220 volts.  The 220 volt outlets are 50 ampere. Outlets are built into the floor

Chantilly Farm Office & Camp Store

The Chantilly Farm  office building provides several important functions for the farm. The office provides a guest check in and
Chantilly Farm & Campground Office
information source on the entrance road to the farm.  A convenient stopping/parking area for cars or large RV's with easy access to the office building is provided. The building has farm and county business information available inside and outside for guests. The outside display of rack cards and posters makes available information about the campground, upcoming events & festivals, as well as rack cards about other local attractions when the office is closed.

Campground and other guests register inside with our camp host. Our guests can also register and pay for camping during hours when the office is closed by using the honor system and  leaving their
payment in the box by the front door.  This makes the campground available 24/7 for campers that arrive any hour of the day. The honor system works well and is used often.  When the office is closed, guests can call our number and reach a staff member during day and evening hours. The combination of a phone call and the honor registration system is convenient, and campers are pleased to always have an opportunity to speak to a real person at odd hours.

The camp store located in the office building has available some basic camping supplies for tent and RV guests. Also available are t- shirts, hoodies, baseball caps and other camp memorabilia. Drinks and snack food are available in the store and outside the
building in the refrigerator. The outside purchases can be paid for by using the honor system cash box by the front door or in the refrigerator. A telephone is also provided for guest use at no charge just outside the main door, making it available 24/7. Calls may be made to any US or Canada number free of charge. The telephone function is especially useful if our guests have a cell phone that does not operate well in the area. Most cell phones work just fine, though we have no AT&T service in the county.

The office building has a large surrounding deck that can be used to view
most of the farm, or for just enjoying the beautiful view while relaxing in a chair. One end of the deck is used for the outside snacks in the refrigerator, firewood and fire pits for campers.

A fully functioning amateur radio station N4USA is located in the
office building and is used by licensed radio operators. This is a very popular activity for our local radio operators and camping guests who are amateur radio operators.

One of the farm's internet feeds is in the office and provides good data and computer operation. The internet is used with a computer for store sales and campground reservations. Campers can make reservations online from any location and often use the reservation system while on the Blue Ridge Parkway for overnight stays. The office internet also feeds a WiFi that is available for this part of the farm and covers many camping areas. The WiFi is extended into the RV campground with a WiFi extender located at RV site 8, and provides internet service to the whole RV park and tent campground B. We often get reports from campers that we have the best WiFi system they have ever used.  The whole farm has WiFi available with this system and a second internet source in the middle of the festival farm that also has an extender service to the RV park and campground B.  The 2 WiFi systems operating in the campground provides excellent service and backup system if one system encounters a problem.  A telephone is provided for our guests 24/7 outside the office door, and is free for calls in the US and Canada using the internet.

The office building security is enhanced with a dedicated video surveillance system with 3 cameras in the office and 5 cameras covering areas outside the building. The system is on-line and can be observed  from any remote location with internet service. The farm has 5 independent video security systems providing excellent surveillance of the farm and buildings.

Chantilly Farm 1, 2 & 3 : These 3 are the 200 acre farm

Chantilly Farm parcels 1,2 and 3

Chantilly Farm is about 200 acres and is made up of 3 separate parcels each with a recorded deed. We normally just refer to the whole as Chantilly Farm 200 acres however internally we often refer to the individual sections.

Chantilly section 1 is 100 acres and the main festival area, Tent Campground A, the well and the farm office/camp store are located on here. Farm entrances A and B off the Franklin Pike road frontage of about 1200 feet are located on section 1.

Chantilly section 2 is about 40 acres and the RV campground, Tent Campground B and the Storage Barn are located here. Entrance C off the Franklin Pike road frontage of about 1200 feet is on section 2.

Chantilly section 3 is about 60 acres and has only hiking/bike trails and no building on this section. Entrance D is off the Poor Farm Road frontage of about 400 feet. This land has about 15 acres of nice laying open grass land and 45 acres of mature woodland.  A small spring stream is the dividing line between sections 2 and 3. This stream is fresh spring water that mostly originates on sections 1 & 2.  Primitive tent camping is allowed on this section and is accessed on a trail from the RV campground on section 2.

The storage barn is our newest building and was completed in late 2016. The barn is used for storing all our farm and festival supplies and serves as a work space for many farm projects. The building is 40x100 feet - 4000 sq feet in size with an additional storage loft area of 16x50 feet or 800 sq ft. The loft area is accessed by a set of 4 foot wide stairs. The building was built to code and was issued  a building

permit. Building to code will allows the barn to be repurposed for about any function that would require an occupancy permit for events or music inside the building. The building is just behind bath house B at the RV park allowing workers using the barn close access to bath room facilities. The floor of the building is 5 inchs of concrete and will support about any vehicle or load. Plumbing for 2 bathroom have been installed in the concrete floor  along the front wall and would allow bathrooms & showers to be added in the future.

The barn has 3 large roll up doors allowing about any vehicle to enter the building. The largest door is 14x14 and would allow the a very large truck or bus to enter.  There are 4 general entry doors for personal allowing quick access to any part of the building from the outside.  Natural lighting is provided by 14  windows that are around the  upper part of the building. height that would allow a person on the ground to see into the building. The high windows and windowless roll up doors provide security from prying eyes. The building is supplied with 100 ampere of AC power. The interior of the building has good lighting for working and multiple ac  outlets including 50 and 30 ampere sources. Two 50/30 amp outlets are also provided outside the building for powering an RV or other equipment. An 8 camera video security system keeps a full time surveillance on the activities inside and outside the building. The building has a 3 inchs of insulation to  prevent the metal from sweating and about an R8 insulating factor.
