Chantilly Farm has an excellent well that produces more than 100 gallons of water per minute (GPM). The water taste like spring water and requires no chemical additives to maintain our "Public Water System" from the state health department. The well is licensed to supply up to 39,000 gallons per day and our normal monthly use is less the 40,000 gallons. The well will be able to supply any future water needs for the farm. The farm water system at this time is able to supply up to 35 GPM at 60 lbs pressure. This is a lot of water and we have never had a low pressure or lack of water on the farm at any of our events. The well operating as a public water system requires official testing every 3 months for bacteria and once per year a few additional test. A monthly usage report is sent into the state licensing agency.
The water system does not require a storage tank at this time because of the well capacity of 100gpm. The pressure pump system can supply up to 35 gpm at no less then 55 pounds pressure. We have never noticed a lack of water or pressure. The barn and both bath houses do have a small pressure tank so that when any usage in the building would not effect the water pressure around the farm.
The water infrastructure of the farm includes 1.1 miles of underground water mains. All the buildings are supplied with water, the 25 RV camp sites, and 21 potable water hydrants throughout the farm. The underground main water lines are separated into a number of areas and each section can be turned off for repair and maintenance with out effecting water to the other parts of the farm. Each building also has an individual water cutoff valve.

The farm is serviced by three distribution centers and all power is underground. The underground power is along 1.1 miles of the service roads, all the buildings and stage. External power is available at most all of the 26 light poles with some having 50 and 30 amp service in addition to regular 110vac water proof outlets. A total of 8 metered commercial power company drop points with each providing up to 300 amperes of AC power. All the buildings have breaker boxes distributing the power internally. In the RV park each site is provided 50 amperes of power and has a distribution panel with 110vac, 30 and 50 amp RV power outlets and breakers. Addition power is available for expansion from the power company. Three phase power is not available on the farm however is is less than 1/2 mile from the farm. We have confirmed with the power company that is could be extended to the farm when needed.

The farm has 1.7 miles of internal service roads. The roads are made with packed gravel 6 to 8 inches deep. The roads can accommodate all types of vehicles from cars to large trucks and buses. The road system is accessed thought 3 commercial entrances on Franklin Pike. The roads and 3 entrances provide for smooth traffic flow at large events and festivals..

The septic dump station for RV dry campers is located at the main entrance B and is convenient to main highway Franklin Pike. The station is lighted with a night light, has potable water & wash water and a trash dumpster for RV campers.

The farm has good spring water and 3000 gallons is stored in an underground facility. The stored spring water is available though a large cap on top of the tank and also a pipe coming out of the storage tank. This water is for agricultural purposes and is not potable. The access thought the top of tank makes all 3000 gallons available for water tanker trucks to use for watering the roads for dust control and fire engine water tankers. The storage is at an elevation that would allow gravity feed to about 30 acres of the front part of the farm.

Commercial Entrances, Spring water storage, WiFi systems & Cell phone service
Commercial Entrances
Chantilly farm has 4 Virginia Department of Vehicles VDOT entrances with 3 on Franklin Pike and one on Poor Farm Road. We are fortunate to have the site visibility to have these entrances - 600 feet each
way is required. The entrances also have extra wide turning area making it easy for large trucks and RV buses to enter the farm. The 3 on Franklin pike are full commercial entrances with a paved entry entry at the main road. A full commercial entrance does not have any limit on the use or number of autos that may enter per day.

The entrance on Poor Farm Road is a limited commercial entrance and is gravel. We refer to this property as Chantilly 3 and is 60 acres with common boarder with Chantilly @. This type of entrance is limited in usage to 5 homes may use it or for short term events like a music festival the usage is unlimited. This entrance may be upgraded to a full service entrance by paving it from Poor Farm Road fto 20 feet off the road. It is intended that we will build a road from this entrance connecting with the existing service roads for the festival area.

The farm is served by two internet feeds with one at the farm office that provides 3 Mhz bandwidth and one in the center of the festival area just behind the Snack Shack providing 12 Mhz bandwidth.
The campground is served by a WiFi transmitter1 on the light pole near RV site 8 -- this is part of the network from the farm office (3Mhz) -- and a second WiFi transmitter2 on the tower behind bath
house B at the RV park. Transmitter2 is part of the internet source from the festival area (12Mhz). These two stations provide good service to the RV park and most of the sites have use of both transmitter1 and transmitter2. The RV camping units are made of metal and WiFi signals do not go thought metal therefor it is important for the user to be near a window or have and outside antenna on the RV.
The most of the festival area has WiFi coverage directly from the WiFi on the tower just behind the Snack Shack. Parts of the festival area, RV sites 1-5 and tent campground have WiFi from the station at the Snack Shack and from an additional WiFi transmitter directly at the farm office. Tent campers are always delighted to have the WiFi at there tent sites.
The farm office had direct connections to the internet via the modem in the office and also WiFi that is on the outside of the building. The music barn has an internal WiFi station and gives great service in the building and close by. Direct internet connections are also available in the barn and at the station internet connection behind the Snack Shack.

Cell Phone Service
Cell phone service is good on most parts of the farm from US Cellular and Verizon. ATT does not provide service to our area however we do have a phone available just outside the door at the farm office that is available for our clients at all times.
The music barn has a cell phone repeater providing good full time service inside the barn. The country store also has a cell phone repeater which helps inside the store.

We have 3000 gallons of spring water stored in an underground storage facility just to the edge of the festival are we call Spring Side. This water is not potable and is available for agricultural or other needs
that require a large amount of water very quickly. A tanker firetruck would be an example of needing a large amount of water. The spring water storage is at an elevation that could provide about 30 acres on the front part of the farm along Franklin Pike with water by gravity feed

Chantilly Farm is about 200 acres and is made up of 3 separate purchases each with a recorded deed. We normally just refer to the whole as Chantilly Farm 200 acres however internally we often refer to the individual sections.

Chantilly section 1 is 100 acres and the main festival area, Tent Campground A, the well and the farm office/camp store are located on here. Farm entrances A and B off the Franklin Pike road frontage of about 1200 feet are on section 1.
Chantilly section 2 is about 40 acres and the RV campground, Tent Campground B and the Storage Barn are located here. Entrance C off the Franklin Pike road frontage of about 1200 feet is on section 2.

Chantilly section 3 is about 60 acres and has only hiking trails and no building on this section. Entrance D is off the Poor Farm Road frontage of about 400 feet. This land has about 15 acres of nice laying open grass land and 45 acres of mature woodland. There are hiking/bike trails and the hidden garden on this section of Chantilly. A small spring stream is the dividing line between sections 2 and 3. This stream is fresh spring water that mostly originates on sections 1 & 2. Primitive tent camping is allowed on this section and is accessed on a trail from the RV campground on section 2.
